Terms & Conditions of booking any of our Lodges on the Heritage Park.
‘TRANQUILITY’ (Lodge 31) ‘SERENDIPITY’ (Lodge 35) & ‘THE HIDEAWAY (Lodge 8)

By submitting a Booking Form you are agreeing to the Terms and Conditions set out below and to abide by the
Heritage Park Site Rules which forms a contract between you the ‘Tenant’ and us the ‘Property Owner’.

  1. We only accept bookings for families and couples. We do not accept bookings from large/single sex groups.
  2. Bookings are only accepted for a minimum rental period of one week (7 nights) between 1st April and 31st
    October. Arrival and departure days are Saturday for ‘Tranquility’ and Friday for ‘Serendipity’ and ‘The
    Hideaway’. For ‘Tranquility’ and ‘Serendipity’ the Tenancy begins and the Lodge is available to occupy from
    3.00pm on the day of arrival and ends when the Lodge must be vacated by 10.00am on the day of departure.
    For ‘The Hideaway’ these times are one hour later being 4.00pm and 11.00am
  3. ‘Short Breaks’ for a minimum of 3 nights may be booked to start and end on any day by agreement between
    1st November and 31st March. The Lodge is available to occupy from 3.00pm on the chosen day of arrival and
    ends when the Lodge must be vacated by 10.00am on the chosen day of departure.
  4. A deposit of £175 per week booked is required at the time of booking. Payment may be made by cheque
    sent to us with the completed Booking Form or by Bank Transfer. Details regarding both payment methods
    can be found on the Booking Form. The booking is only accepted and secured when we receive the full
    deposit. If we do not receive within one week of the Booking Form, the booking will be cancelled.
  5. Upon acceptance of the booking you are liable for the balance of rent, which must be received at least 6
    weeks before arrival date, whereupon we will provide you with details of the key collection. If full payment is
    not received by the due date, we reserve the right to cancel the holiday and the deposit will not be
    refunded. All bookings made within six weeks of the intended arrival date must be paid for in full.
  6. Cancelation – we retain a fee of £35 from the deposit if notice to cancel is given up to 6 weeks before the
    arrival date. If notice to cancel is given within 6 weeks of the arrival date no refunds will be given. The only
    exception to these terms is by providing us with a medical certificate and at our discretion we will refund up
    to 50% of the total amount paid. If there is a Government imposed travel restriction or ‘lockdown’ we will
    make a full refund of any money paid or transfer the holiday to a mutually agreeable future date.
  7. Booking Amendments – can be made free of charge up to 6 weeks before the arrival date if an agreeable
    alternative date is required and available. Any amendments requested within 6 weeks of arrival date will be
    at our discretion and may incur an administration fee.
  8. A maximum of 6 persons plus infant are allowed to sleep in ‘Tranquility’ and ‘Serendipity’ and a maximum of
    4 persons plus infant in ‘The Hideaway’. Under no circumstances must this be exceeded. The Tenant must
    not sub-let, transfer the booking or allow anyone else to sleep in the Lodge other than those listed on the
    Booking Form. We reserve the right to terminate the tenancy without notice and without refund in case of a
    breach of this condition.
  9. The cost of rental includes all bed linen and the beds will be made up for your arrival. Sets of Towels are also
    included for use in the Lodge only and must not be removed. Please bring your own towels for use at the
    beach etc.
  10. If required we have a ‘Travel Cot’, ‘Bed Side Guard Rail’ and ‘High Chair’ available for use Free of Charge.
    Please familiarise yourself with these items if you wish to use them and ensure they are used correctly and
    safely.
  11. Dogs – are not allowed in the Lodge unless by prior agreement and full details must be provided on the
    Booking Form. No other type of pet is allowed in the Lodge. Dogs are not allowed in the bedrooms or
    bathrooms, they are allowed in the living area only and not allowed on the furniture or to be left in the
    Lodge alone at any time. A ‘Dog Crate’ is available at the Lodge if you wish to use it Free of Charge. Please
    remember to bring your dog’s usual bedding and towels. Your dog may have fun on the beach or on a muddy
    woodland walk but please ensure it is suitably clean and dry before entering the Lodge. For your
    convenience there is a water tap outside the Lodge and hose in the under-lodge store for use to remove
    sand and dirt but please ensure your dog is toweled dry before entering the Lodge. We reserve the right to
    terminate the tenancy without notice and without refund in the event of any breach of these conditions.
  12. There is strictly No Smoking or Vaping in the Lodge and also No Smoking on the decking veranda.
  13. The Lodge is professionally cleaned on departure. However, we respectfully request that guests leave the
    Lodge as they found it on arrival i.e. crockery and cutlery are washed up and placed back in cupboards.
    Rubbish must be removed from the Lodge when vacating. There is no bin collection outside the lodge so
    please place all rubbish in main bins located nearby using the appropriate re-cycling bins where possible.
  14. Neither the Lodge Owner nor the Letting Agent can be held responsible for any accident, loss or damage
    which may be sustained by the tenant, a member of his party, dog, visitor, or to their property however
    caused.
  15. We do not charge for accidental breakages but reserve the right to charge for any breakages, damage or
    losses to the Lodge, furnishings or inventory that we feel has been unreasonable caused. All breakages
    should be reported to the owners immediately. In the unlikely event that a piece of equipment malfunctions
    we will do everything possible to repair or replace quickly with a similar item but no refund will be given.
  16. The Owner may if necessary, require access to the Lodge for repairs or maintenance. We will try to minimise
    disruption but the Tenant must permit the Owner or his appointed agent access to the property.
  17. If anyone is found not complying with Heritage Park Site Rules, the Owner has the right to terminate the
    tenancy. A copy of the Heritage Park Site Rules can be found on our website or we will send you a copy on
    request.
